Boaters near Newport, R.I., will soon see the transformation of the abandoned Kaiser Aluminum factory, overlooking Narragansett Bay, into a 220-foot, 80-unit luxury condominium tower.

The high-rise, called the Tower, will be constructed on the grounds of the Carnegie Abbey Club, a private sporting club offering a golf course, spa and equestrian facilities. Developers say that upon its completion in 2007 the Tower, surrounded by 21 Nantucket-style cottages, will serve as the centerpiece for its resort-style community.

The Kaiser Aluminum factory had stood vacant and windowless on the property since the 1980s.

The residences feature 10- to 12-foot ceilings, expansive floor plans and floor-to-ceiling windows with views of the stonewall grounds of Carnegie Abbey and of the bay, the developer says. Twenty-four-hour concierge service, a fitness center and a 25-meter pool are included. Plans for a yacht club and marina are under way.
